With a network of service engineers across the country, Kingspan Light + Air can help to ensure your smoke dampers are fully serviced and maintained in line with SFG 20 and BS 9999. We offer tailored service contracts for any existing system and can support you in developing and maintaining an asset register with key information about your smoke dampers to ensure you are fully compliant with your legal commitments.

What does damper maintenance look like?

  • Check + Protect – We offer a rounded, full-circle approach to damper maintenance, taking time to understand your building and staging our approach to spread and minimise your costs.
  • Review + Advise – Where complete records already exist for your dampers (including where they are located, their service history and how they function as part of the smoke control system), we can immediately develop a best value service package.
  • Survey + Plan - Where existing records are incomplete, we can carry out surveys and develop a full asset register, clearly noting key information such as their location, model type and how they should function as part of your smoke control system.
  • Service + Report – As your chosen service provider, all work will be carried out by our experienced engineers. This can be recorded through our standard reporting structure or as an enhanced Damper Data File, which combines key asset information into a single digital maintenance file accessible from anywhere. We can also carry out surveys of fire stopping and fixed smoke barriers.
  • Repair + Replace – After each service visit, you will receive a full report in your chosen format that identifies any required works along with a best-value quote. This can include, installing additional access hatches, damper repairs or replacements, fire stopping repairs, and the installation and repair of fire barriers.
  • Renew – We will keep you fully up-to-date on the required maintenance schedule. With a streamlined renewal process, we can ensure your smoke dampers perform correctly over the long-term.

Your responsibilities for smoke damper maintenance

Smoke dampers play a crucial role in controlling the flow of heat and smoke in the event of a fire, helping to keep key evacuation routes clear to support evacuation and aid firefighters. For this reason, there are strict regulations which make it the legal responsibility of the Responsible Person (typically building owners and/or facilities managers) to ensure these life-safety systems are properly and proactively serviced and maintained. Failure to comply with these requirements can lead to unlimited fines or even imprisonment.

What are smoke dampers?

Smoke control dampers are designed to control the flow of heat and/or smoke into and out of a smoke control system.

Single-compartment smoke control dampers can either open to allow the passage of smoke and heat into a smoke control system or close in the event of a fire to prevent smoke (but not fire) spreading from the smoke control system to other areas. These have a temperature rating but not a fire rating.

Multi-compartment smoke control dampers operate in the same way, but when closed, they offer a fire-rated barrier between the smoke control system and the adjacent areas.

Dedicated fire dampers are also available. When fire is detected, these dampers close to maintain the integrity of the barrier, preventing fire spread across the barrier up to the point the barrier fire performance is exceeded.

If a fire damper is referred to as a ‘smoke and fire damper’, this means it has met additional requirements for smoke leakage. These dampers should therefore allow less smoke to pass through once closed than a standard fire damper.

Can you replace compromised smoke dampers?

Yes, our trained service engineers are supported with an extensive library of spare parts and, where needed, can replace failed units or advise on how existing systems can be upgraded to ensure full compliance with the latest requirements.
